SimironEpoxy
Load the whole stack, not one bucket.
100% solids base and build coats staged at the Tracy bench for Manteca crews and owners. Twelve road miles, so a morning pickup beats waiting on freight.

Picking it up
The Manteca morning run.
A Manteca contractor with a two-car garage booked for the day has one real constraint: the material has to be on the truck before the grinder comes off it. Manteca is about 12 road miles from our Tracy bench, which puts a pickup inside the same window as a coffee stop. Reach out the night before and the order is staged and waiting, and you are back on the slab before the customer has moved the second car out.
That proximity changes how you buy. Crews farther out order heavy because a second trip costs them a day. From Manteca you can order accurately, and if the slab drinks more base than the coverage rate predicted, the top-up is a drive and not a freight quote. We would rather you call mid-job than stretch a build coat thin to make it reach the far wall.
What we will not do is hand you a bucket and wish you luck. Tell us the square footage and the look, and the base, the build coat and the topcoat get specced together before anything leaves the shelf. That is the difference between a floor that goes down clean and a weekend spent troubleshooting one that did not.
Twelve miles means you can order right, not order heavy.

On the shelf for this job
The three coats
Base, build, topcoat, in that order.
Epoxy is not one product, it is a position in a stack. The base grips the profiled slab and wets into the pores you opened with the grinder. The build coat is the body, the millage that decides whether the floor takes a dropped jack stand or chips at the first hit. The topcoat is what the customer actually touches and sees, and it carries the gloss and the abrasion.
Skip a layer and something else has to do two jobs badly. A build coat asked to be its own topcoat will dull under tires. A base coat asked to be the body will look fine on day one and telegraph every trowel mark by month six. When a Manteca job comes back wrong, the cause is almost always a stack that was shopped one line item at a time rather than specced as a system.
We stock 100% solids resins because the millage you put down is the millage you keep. Solvent-thinned products flash off and leave you with less film than the label implied, which matters most on the coat doing the structural work.

Shop the stack, not the line item.
Quantities
How much a two-car garage actually eats.
The most common call from a Manteca first-timer is a coverage question asked after the base is already open. Ask it before.
Measure the real slab
A two-car garage is rarely the number in the listing. Measure it, add the apron if you are coating out to the door line, and give us that figure rather than a round guess.
Coverage moves with profile
An aggressively ground slab has more surface area than a lightly profiled one and will pull more base. Tell us what tooling you ran and we will adjust the quantity up rather than let you run short.
Buy the batch, not the bucket
Epoxy is mixed in full kits by ratio. Half a kit eyeballed by weight is how a floor stays tacky. Plan quantities in whole kits and size them to what you can lay in the open time.
The slab tells you the quantity. The listing square footage tells you nothing.
Heat
Pot life in a Valley garage in August.
Every epoxy datasheet is written for a lab temperature that a Manteca garage does not see from June to September. Heat accelerates the reaction, so the working time on the label is a ceiling you will never reach on a hot afternoon. The mixed material also generates its own heat in the bucket, which is why a full kit left standing goes off faster than the same material spread thin on the floor.
The fixes are not complicated, they are just discipline. Mix what you can spread, get it out of the bucket and onto the slab quickly, and start the day early rather than fighting the afternoon. If the garage door faces the sun, the slab itself is a heat source and the coat you rolled at noon is curing from underneath.
Call the bench with your schedule and the conditions and we will steer you to a resin whose working time suits how you actually pour. That conversation is free and it is worth more than the product in the bucket.
Start early
The slab is coolest before the sun is on the door, and so is the material sitting in your truck.
Small batches
A mixed kit standing in a bucket heats itself and goes off well ahead of the same material spread on the floor.
“Mix what you can spread. Nothing else.”
The rest of the shelf
What Manteca crews put over it.
Epoxy is the body. These are the lines that finish it, and the tooling that opens the slab so it can bond in the first place.
Polyaspartic in Manteca
Fast-cure, UV-stable topcoats for a west-facing garage or a floor that has to be back in service.
Flake in Manteca
House-blended chip broadcast into the wet build coat, in stock blends and custom mixes.
Metallic in Manteca
Pigments and clear bases for a showroom or living space, poured over a cured epoxy body.
Grinder rental in Manteca
Planetary grinder and dust extractor for the prep day, picked up and returned at the Tracy shop.
The full epoxy line
Every base, build coat and clear we stock, with the brands and working times side by side.
Finished floors
What these systems look like once they are down and cured, shot on real jobs.
From the bench
Manteca buyers ask these.
Can I pick up an epoxy kit in Tracy the same morning?
Yes, if you reach out first so we can stage it. Manteca is about 12 road miles from the Tracy bench, so most crews grab the order on the way to the job rather than waiting on a delivery window.
What does 100% solids actually buy me?
Film thickness you can count on. Nothing flashes off during cure, so the millage you roll is the millage that stays on the slab. On a build coat doing the structural work, that is the whole point.
How much base should I order for a two-car garage?
Give us the measured square footage and what tooling you ran on the slab. An aggressive profile pulls more base than a light one, and we would rather size the order up front than have you stretch a coat thin.
Will pot life hold up in a hot Manteca garage?
Not the way the datasheet reads. Heat speeds the reaction and mixed material warms itself in the bucket. Mix only what you can spread, pour early in the day, and call us about a resin with working time that suits your schedule.
Do I still need a topcoat over the build coat?
Yes. The build coat is the body and it dulls under tire traffic if it is left exposed. A clear epoxy or a polyaspartic carries the gloss and the abrasion so the coat underneath keeps doing its job.
Do you install the floor for me in Manteca?
No. We are a boutique supply house and training academy, so you or your crew lay the floor. The owner has poured these systems himself, which is why the advice on the phone is worth as much as the product in the bucket.
